Are you linked to any Estate Agents?
No links, just good relationships. Further to this I do have good access to houses not currently on the market through a variety of sources. On that note, if you have a property you would like to mention to me to see if it suits a client, I would love to hear from you. Kent Home Finders does not sell property, my property finding service only offers clients the opportunity to view. You should have independent valuations carried out by at least two valuers.
When you mention your own suggestions and recommendations, are you linked financially to any schools, financial businesses or amenities that you put forward?
No, all recommendations come on the back of experience. I do use other people’s recommendations as well as my own as long as I have more than one excellent recommendation. As you know, good people are usually very busy!
Do you just search for a home for us or does the service do more than this?
During our property finding service, once we have found a home that you would like to proceed with I can help with negotiating a price, the conveyancing process up to exchange of contracts and completion as well as overseeing a smooth move. How the sale is handled is crucial to its success.
If needed pre-move, as part of my property finding service, I can help arrange any other help you might need from builders, architects or interior or garden designers, cleaners and tradesmen or gardene
What area do you cover?
For many years I have offered a property finding service with Tonbridge as a central point. My area goes north to just beyond Sevenoaks (Seal and Otford), South beyond Tunbridge Wells into East Sussex to Wadhurst, Rotherfield and Crowborough, Frant, Groombridge and Eridge, East to Plaxtol, Hadlow and down to Brenchley and to the West, Cowden, Hever and up to Ide Hill and over to Brasted, Westerham and Oxted. Within this area there are many popular villages including Penshurst, Speldhurst, Bidborough, Shipbourne and Underriver to name just a few. I also cover areas over to Canterbury and down to Eastbourne.
How many searches are you working on at any one time?
I only take on one search at a certain budget in a location at a time, for obvious reasons. For example, if I am looking for a house in the Tunbridge Wells area for a family then I would not take on another similar search at the same time. But usually clients have quite different criteria, so I can work on a number of remits.
Do you concentrate on certain types of buyers?
My property finding service is suitable for people who are downsizing, first time buyers, overseas buyers or people who are relocating, people moving down from London or elsewhere or people looking for a second home in the area. Surprisingly, there isn’t a set ‘type’ of client. If you are interested or need to rent a property in the interim I can find a suitable property for you if I have capacity. Does it matter that I live abroad?
Not at all, clients like to liaise via WhatsApp video, Zoom and constant email updates and a WhatsApp chat, we can work out the best times to speak to fit time zones. As part of my property finding service, I can obviously view suitable properties sourced on your behalf, give instant feedback via email and tours via an iPad. If you fly in to view a property/properties, I can arrange to pick up at Gatwick or Heathrow and sort an itinerary for the best use of your time including recommended places to stay locally. I can also arrange for you to meet with a design/build specialist if you are planning a big project whilst still living abroad. They have wide experience of similar situations so are a great starting point in what can be an overwhelming task when you are currently living overseas. There is an option for me to oversee work for you at a later date on your purchase if this suits.
Often clients don’t drive or it is easier for them to come down from London by train – I am very happy to pick them up and drive them to viewings.
